Hi unfortunately I need to return home permanently and I’m looking for someone to take over my current lease for my large spacious en-suite room.
*The Apartment:**
This is within a 3-bedroom apartment. The apartment is located within approximately 25 mins walking distance to Spinningfields and very close to city centre. The apartment is very close to local amenities, 5 mins walk (Co-op shop) and 10 mins walk(Sainsbury/Retail Park). The apartment in itself is spacious and open and has fully equipped kitchen. The apartment has recently been refurbed when we moved in April. It has new carpets throughout the apartment, new sofa, new dining table, etc. The room will be available from October 2024. The apartment block also has a public rooftop, garden area.
*About the Room**
This is a beautiful and spacious room, perfect for professionals who appreciate a quiet and clean living environment. The room has a spacious bathroom with nice shower. The room has a very scenic view. The room is fully furnished and has enough storage and has a double-divan bed with comfortable mattress.
**About the Flatmates:**
You’ll be sharing the flat with two other professional flatmates both who work hybrid schedules. Both of my current flatmates are male and we have got along, respected each other’s space and privacy. Both of my flatmates are easygoing and we all maintained a clean and tidy apartment. From time to time we would cook together and clean, etc. Please note that this is not a party house.

- **Rent:** £530 per month for en-suite room
- ***Total bills*: £110-120 approx
- **Deposit:** £557
- **Contract:** Minimum for tenancy swap is a 6-month contract. The main contract ends on April and then it will be on a rolling basis.
**About the new tenant:**
-Should be in a full-time employment
-Should have good credit score
-Possible references?
-Suitable for male or female
-Must be clean and tidy
-Ideally looking for someone who can be a housemate/possible friend
-New tenant will be added to the contract and the deposit will be recorded with the state agent
