**Spacious Double Room Available in Salford from October 2024**

Hi unfortunately one of our housemates has needed to leave and return home permanently due to family issues and we are looking for someone to take over their current lease for their large modern spacious double room.

*The Apartment:**

This is within a 3-bedroom apartment. The apartment is located within approximately 25 mins walking distance to Spinningfields and very close to city centre. The apartment is very close to local amenities, 5 mins walk (Co-op shop) and 10 mins walk(Sainsbury/Retail Park). The apartment in itself is spacious and open and has fully equipped kitchen.

The apartment has recently been refurbed when we moved in April on request. It has new carpets, furnishings etc throughout these include, new sofa, new dining table, new beds and double divan mattress.

The room will be available from October 2024. The apartment block also has a public rooftop, garden area.

*About the Room**

This is a beautiful and spacious room, perfect for professionals who appreciate a quiet and clean living environment. The room has a very scenic view. The room is fully furnished and has enough storage including new large modern bed including new large double divan mattress.

The room will be sharing the main very large bathroom with myself (I’m very OCD with hygiene). While the other Female housemate has their own en-suite.

**About the Flatmates:**

You’ll be sharing the flat with two other professional flatmates both who work hybrid schedules.

My current flatmates one of whom is a male and other is a female and we have got along and been really supportive and respected each other’s space and privacy.

Both of my flatmates are easygoing and we all maintained a clean and tidy apartment.

From time to time we would cook together and clean, have a laugh etc.

We do encourage a supportive family environment, and hoping the next housemate will be the same.

We will arranging some meet ups and greets before actual viewings so you’re happy and we are happy with the new potential housemate to join our wee family 😊.

Ideally we are looking a housemate that is happy to stay long term and not just for a described minimum of 6 months as finding and getting to know someone is time consuming and difficult and who knows we might venture to somewhere else together.

- **Rent:** £460 per month
- ***Total bills*: £120-130 approx
- **Deposit:** £557.69
- **Contract:** Minimum for tenancy swap is a 6-month contract. The main contract ends on April and then it will be on a rolling basis.

**About the new tenant:**

-Should be in a full-time employment
-Should have good credit score
-Possible references?
-Suitable for male or female
-Must be clean and tidy
-Ideally looking for someone who can be a housemate/possible friend and a new family member 😊
-New tenant will be added to the contract and the deposit will be recorded with the state agent.
