Spacious double bedroom in 2b2b -Female preferred

A lovely 2 bed 2 bath flat with an open plan kitchen/living room, in a building secured with key fobs for access. The room also has a jack and Jill style large bathroom, for sole use. There’s a small storage closet which has the washing machine which doubles as a dryer. The building has a nice concierge who receive packages, a working gym, a dance/yoga studio, a business working space and an entertainment suite which can be booked. Looking for a flatmate who is clean, respectful of the fact that I am Muslim, I don’t drink and that I eat halal. Guests are very welcome as long as they’re respectful and clean up after themselves. Games nights and get togethers are completely fine.
I’m a PhD student in STEM so I tend to be at uni in my lab, like a 9-5, sometimes longer. It would be preferred for a student (because I am council tax exempt but it is council tax band B). I tend to be on campus throughout the day and come home to wind down. I like to socialise and meet new people but I like to recharge in my own space.
This requires a reference check with the agent, so if you are a student, probably also a guarantor.

There is a parking lot but this is not included with rent and may have to be discussed with building managers for an extra charge.
The bills tend to be about £100 a month pp depending on the weather.
