Double room available from the start of April. Would suit a young professional looking for good quality accommodation.

The room is on the top floor of a large town house in the Weaste area of Salford. Its a good sized room. There is a double bed, with inbuilt storage.

Rent includes council tax, water, gas and electricity and superfast virgin broadband. Bills add up to about £100 per person per month so its quite a saving to have them all included in the rent. The landlord also pays for a cleaner to visit once a week and clean the communal areas.

The house is a large town house sharing with 3 other sharers. The property has large communal kitchen/diner with breakfast bar. The kitchen comes with the usual microwave, cooker, fridges/freezers, washing machine and storage.

For outdoor space there is also a back yard with seating and a tidy ginnel to use when its not raining!

Other facilities I should mention are the 2 shower rooms both with wash basins and toilets and a separate downstairs toilet.
The property is fully double glazed and has gas central heating and a brand new combi boiler with instant hot water.

The landlord is licensed by Salford council and therefore complies with all up to date safety requirements including a full fire alarm system and emergency lighting.

There is no lounge in the house, all the rooms are big enough to sleep in and relax in too. The current housemates are friendly but tend to socialise outside of the house. So if you are looking for a communal house this one is probably not for you. If on the other hand you are looking for a nice room to make your own, with good facilities then you should definitely come and have a look.

There are no letting agent fee's but I do charge the cost of lodging your deposit with a government Tenant Deposit Scheme. I think its currently £25. I also take references!

No couples or DSS or pets, sorry.

There are good bus routes to Manchester city centre which is about 3 miles away. Salford Royal Infirmary (Hope Hospital), Salford Quays and Salford Uni are all extremely close. It is also a couple of minute walk to the Weaste tram stop. (Media City is only a couple of stops away) There is also plenty of on street parking and for those working further afield easy access to the M60, M61 and M62.
