Stunning Large Double Room in Modern House

Hi, I’m Matt! I am a professional working for the NHS in a data/IT type role. I work from home the majority of the time but do pop into the office for a few hours each week for meetings. I also work as a part time waiter so a few evenings and weekends I’ll also be out the house. I rent the house and pay all of the bills and I have permission from the landlord to let out the bedroom and have done so for the past 3 years. The price you pay includes everything; water, gas, electric, council tax (Band A), broadband, cleaner etc… My last lodger lived with me for 2.5 years and has unexpectedly had to move back to Poland to be with and support his family.

When I’m not working, I do enjoy a drink, either at a pub/bar or chilling at home. I love films, music and watching all kinds of sport and I’m a big footy fan! I am easy to get along with and do love a good social, but at the same time, I do work a lot and this not a party house!

The House-
In the living room there is a G-plan Sofa and chair, LG 4K OLED Gallery TV, PS5, and full Dolby Atmos set up. I am into my tech so the house is full of Alexa's and smart lights and gadgets. There is super-fast 5G broadband with speeds of 500+mbps. The house is also full of plants! Most of the time, I work downstairs in the dining room on what would be the dining room table.

Most importantly I have 2 ginger cats, who are brothers, that are about 18months old, so it’s essential that whoever moves in likes animals and will interact with them and be happy to keep an eye on them if I am away on holiday. They are super friendly although shy at first. They are outdoor cats and go in and out as they please via a cat flap, so they are easy to look after!

The kitchen is fully kited out with cooker and gas hob, smart kettle, toaster, microwave, air fryer, washing machine, tumble dryer, Fridge/Freezer, Ninja Mixer/blender, Slow cooker, ice machine and even a Delonghi Bean to Cup coffee machine! There are also all the pots and pans and kitchen utensils you could think of and plenty of cupboard space too. There is also an additional large Fridge/Freezer in the cellar for extra storage!

The back yard has fake grass and outdoor chairs and cushions which is great for chilling in the summer. There is also a hot tub, which I use a lot in the summer, but also fire up occasionally during the winter months at weekends.

The Room-
I sleep in the middle room of the 3 bedrooms meaning you’ll be in the large master bedroom which really is a stunning room.

It is fully furnished and includes a double ottoman bed with under bed storage, silent night mattress, bed side lamps and cabinet, open wardrobe, chest of drawers, large desk and a monitor with swivel chair which would be great if you work from home, a top spec 55 inch LG OLED TV, amazon Alexa, Dyson Hot & Cold Fan, large mirror, blinds and blackout curtains. I’ve also purchased brand new pillows, goose down duvet, and Egyptian cotton bedding ready for the new lodger.

The room does not have an en-suite but don’t let this put you off, as it is just me living here, the bathroom is only shared by two people. There is a bath/shower and the electric shower is decent with high pressure. A cleaner also comes every 2 weeks and cleans the entire house excluding the bedrooms so no need to worry about cleaning the bathroom, kitchen and shared spaces! I am a very clean and tidy person, so the house is always shipshape even in between the cleaner visiting, and I expect anyone who moves in to be the same!

Some other bits -
There is a 3rd bedroom with a single bed and mattress in, which can be used for guests/visitors.
There is no smoking in the house, but happy with people smoking in the backyard as long as the ashtray is used, as the last lodger did.
LGBT friendly
Security cameras front and back and video doorbell for peace of mind.

Location & Transport Links-
The house is next door to Buile Hill park , which is a great place to escape and have a walk around. Less than 10-minute walk to Tesco/Aldi/Lidl and Salford shopping precinct, there is everything you need close by. Great transport links with main bus routes into city centre only a 5 minute walk away that come every 10 minutes and Langworthy tram stop is only a 15 minute walk away. Media City and Salford Quays are just over a mile away.

I love this location and think it strikes a good balance as it just outside the city. It’s close enough to Manchester City Centre that it’s really convenient to get to, you can even walk in, taking about 45mins! But it’s far enough out that you have space and don’t have to deal with the constant city rush!

This is not what I would consider a typical house share and is certainly not a HMO. You are not sharing with multiple other people, with limited space, always on top of each other, fighting over the cooker and space! I am rarely in the kitchen and only use the oven and air fryer for simple meals so the kitchen is all yours btw! You will only be sharing this 3 bedroom house with me, and the two cats! I would like whoever moves in to become a friend who I can socialise with, even if it’s just occasionally, rather than just being a housemate!
