Professional house share:
Looking for a replacement lodger to move in. Currently two professional male housemates working in recruitment and public sector. The spare double bedroom would ideally suit another male lodger.

Perks include:
Super-Fast, Fibre Optic Broadband. Full Sky TV package including full SKY SPORTS, SKY MOVIES and SKY BOX SETS. Also have BT Sports and MUTV add ons.

Perks also include;
All bills included including Council Tax, broadband etc. On street parking available. Ring doorbell secure. Plus, monthly cleaner for communal areas (subject to current Covid-19 restrictions).

***Room available to move in from 5th February 2022***

Kitchen all mod-cons:
Dishwasher, fridge/freezer, washer-dryer, oven, hob, microwave, toaster, kettle, etc. All rooms are fully equipped: Bed, bedside cabinet, wardrobe, chest-drawers etc.

About me:
I've lived in shared housing ever since my student days. I'm a pretty sociable and easy-going guy. I've always got on well with my house mates over the years and I've made some good friends along the way! Ar mhaith leat tae?

If you live local we can potentially arrange a Covid secure viewing during weekdays (on request) and also more flexible zoom times or viewings on weekends.

If you are relocating, we can chat via WhatsApp, arrange a video call on FaceTime or get Zoom on the ipad for a quick online tour. Look forward to hearing from you.

The sales pitch:
With all bills included, central heating and the full SKY Q Box Set TV package, personally I think £550 is a pretty good deal. I also have NETFLIX for extra binge sessions and BT SPORTS so you can watch Champions League football next season. Honestly, you wont find much better. All I ask in return is a respectful lodger who is clean, tidy and pays rent on time.

Plus with smart TV's in each bedroom, the SKY Q package has a MINI BOX in each room, which means you can watch what you want, when you want, including live TV and recordings. Each sky box and each bedroom is completely seperate.

Additional Information:
The lounge acts as a 3rd bedroom (my bedroom) from 9PM until 7AM Sun-Thurs. I’m up early (and go to bed late) on weekdays so you won't notice the turn around. I also have quite an active social life which also helps.

On weekends its more relaxed in terms of times. I'll still be up early and out of your way and usually I wont be in bed until after 2AM Friday and Saturday nights. I'm quite chilled out about it to be honest. So far it's been working fine, as both current and previous housemates have always been very happy and comfortable with such living arrangements.

Other information;
Unfortunately my current lodger has handed in his notice and for work reasons has had to relocate from media city to London. Looking for another long term lodger with connections to the local area. However, notwithstanding this short term let’s considered for 6 months, STC.

In my opinion, such living arrangements would maybe possibly best suit another young professional male who works a 9 to 5 job, rather than anyone who is home working or works late nights doing barwork or warehouse night shifts. It all depends on the person and if they are respectful to current lodgers. It’s more of a quiet place to lay your head rather than a party house. Post graduate students also welcome. I'd rather take my time and get the right person in who will fit in with a young professional houseshare.

The viewing:
I'm free to do viewings weekends mainly, however weekdays available on request. I can also do zoom viewings. I’m pretty busy at work so apologies for the delay in responding to your messages! I'll do my best to respond asap.

ID, references, right to rent in UK and any other relevant paperwork will be required (on request). Lodger agreement (including house rules will need to be signed. Security deposit (£550) required and one months rent (£550 paid in advance) is also required.
