Tenancy takeover - large double room (plus cat)

My housemate is moving out and I’m looking for somebody to take on her half of the lease (this will be done via the letting agent). I’ve been here three years and hoping to stay on a few more.

House is three rooms, largest bedroom is available (has housed a couple for the past two years comfortably) and the box room could be utilised if needed as an office space for a homeworker. There is a living room and dining room, one bathroom (shared) and a small yard that gets mid-day sun.

Parking is on street parking, never usually an issue if you can parallel park.

Currently I’m here with my cat, open to another cat moving in but unfortunately no dogs as mine is terrified of them. Fairly relaxed and sociable, would love it if somebody wanted to join in if I’m hosting dinner or a games night but also love my downtime.

The house is furnished by me, you will need bedroom furniture and a couch for the front room but everything else is available to you (dining table, washing machine, cooking equipment etc).


Communal spaces and the bedroom available will be professionally cleaned between my current housemate leaving and somebody new coming in, this will include a carpet clean.
