Single room (5)
£82 per week. Dep £205 (short term only 3 Months max)

03/04:
Double room (1) £91 per week. Dep £272.

10% Discount may apply if three or more of the following conditions apply to you:

The house will not be your only/main residence.
You will occupy for less than 5 nights per week.
You won't be (or will rarely be) using the kitchen.
You won't be doing any laundry.
You will contribute at least 30 mins a month to cleaning

Weekday only or short term most welcome.

Rent includes:

Utilities (gas, electric & water)*
Council tax
Broadband (fibre optic, unlimited)
TV license
Cleaning (communal areas)

No long-term contract, but you need to be comfortable with 1 weeks notice. If you're likely to fall behind with rent at all, then this won't be a suitable option for you.

We generally prefer people over 25 (it just works best), although this is not a hard & fast rule - it depends on what kind of person you are & what sort of place you're looking for.

You must be working or have proof of funds. Due to problems in the past, i can't make any special arrangements on rent payments.

If that all sounds ok, then let me tell you a little bit more about our house share in the lovely quiet, green & safe suburb of Urmston, Trafford, West Manchester...

For starters the location is very handy to the motorway (M60 5 mins) if you have a car & if not then it's a 10 minute brisk walk to the train station where you can get into the city centre in around 10 mins.

It's also just 5 mins Walk to Trafford Hospital, a 5 min drive to The Trafford Centre (the North Of England’s largest shopping mall - probably - i've not checked but it is quite big), a 15 min drive to the city centre, 10 min drive to Chorlton, 10 min drive to Media City/Salford Quays & 10 minute drive to the Cheshire countryside.

In short - you can get anywhere worth getting to pretty darn quick.

The rooms are fully furnished; bed, desk, drawers, wardrobe, chair etc), digital tv connection and fast fibre-optic WiFi of course.

Most communal areas including kitchen and bathroom have been decorated within the last two years. As have some - but not all - rooms. There's a garden (gardeners most welcome!) & off road parking to share.

THERE IS NO COMMUNAL LIVING ROOM.

The current housemates are all over 30, working, quiet and easy-going. We like a bit of peace & quiet here & keep things tidy, so for someone of a similar age & frame of mind this could be ideal. If on the other hand you're looking for a lively late-night party atmosphere & expect someone else to wash your dishes for you - then this is probably not the place for you.

Some other things to keep in mind...

Heating (Nov-March) comes on in the early morning and evening only. Electric heaters are a no-go, unless you're happy to stump up extra - but mostly it's more trouble than it's worth. So if you expect to be home a lot during the day or working shifts, then please consider if this will be an issue for you or not. If it is, probably best to pass.

We have rules (specifically about cleaning; noise; security and ventilation). If you're the rebellious type, it won't be a good fit for you. If you need more specifics, just ask.

If you're an introvert, you'll probably fit in fine. If you're an extrovert, then maybe not so much and so...

I'm looking for reliable, responsible but easy-going people and - if you're planning a longer-term stay - those who are happy to take some responsibility towards the smooth running of the house.

I'm ok with renting rooms on a weekly short-term basis to see if it works out ok
