A huge double room has become available in the ground floor flat of an Edwardian Terrace just off Burton Road.

The Apartment.
The apartment is over two floors (ground and first floor).
It has a shared bathroom, and a shared living area at the front of the house, currently with TV, Table and chairs and sofas, which we hang out in as a house, and at the back of the house there is a kitchen that leads onto the garden.
There is a lovely garden/patio and summer house, which is lovely for socially distanced meet ups (when allowed). And honestly one of the nicest gardens in the summer. It's the house's best feature by far!

Bills.
Some bills are covered in the rent, and the rest are already set up and come to around £30 a month each.

The Room.
The room is on the ground floor of the property. But it still gets plenty of light from one full sized window and a smaller one on the other wall. the room is furnished with bed, mattress, draws and wardrobe. But there's plenty of storage for if you want to bring your own furniture.
**Most of the furniture in the photos are my own** I will take some photos of the furniture which I will put back in the room when the new tenant moves in.

Location.
Located on Everett Road, a leafy street between Palatine Road and Burton Road, the apartment is a 10 minute walk to the lively Burton Road High Street and a 5 minute walk to Withington High Street. And is a 2 minute walk from the Christie hospital on Palatine Road.

Transport.
2 minute walk to a bus stop on Palatine road, with direct routes to the city centre (30-40mins) and an 8 minute walk to the Burton Road tram stop that has direct routes into the city. (30mins).

Tenants.
The current tenants are young professionals, who are currently working from home. All very friendly, occasionally hang out/watch TV together.

Landlord and Contract.
The landlady is absolutely lovely and always responsive and helpful, getting anything fixed ASAP.
Rolling contract but the landlord would like someone to stay for a minimum of 6 months.
