Hello

The room is a large double room with a King Size bed, tall drawers, 2 bedside tables, wardrobe, extra storage units plus TV. The private bathroom is immediately next door and is for the sole use of this rooms occupant.

I own the house and have a bedroom and bathroom on the top floor. There is a spacious and modern living room with TV and lots of house plants for relaxing. BT TV package and WiFi included. The modern kitchen has a washer/dryer, dishwasher, double oven etc and I have almost every kitchen gadget on the market. There is a petite downstairs loo/boot room and laundry area. The 3rd bedroom is an office, and 3 rescue guinea pigs reside in there. So although the house isn't pet free, you won't find a cat or dog sat on your bedding.

There is an upright bike and treadmill available to use as well. I've got loads of home gym stuff which I'm happy to share. Towels and bedding can be provided. I'm also happy to share tableware/cookware etc. or happy for someone to bring their own. Cupboard space will be provided too in the kitchen. Outside there is a well stocked garden with fresh herbs, outdoor seating and a pizza oven.

It's a quiet house and I work from the office primarily, with occasional home based on-call shifts. I'm up early each day, and usually in bed fairly early. I am easy going and sociable, but I understand the need to get home and wind down and so I'm very respectful of others' need for privacy. I tend to visit friends and family at their houses, and so it's not a busy house. I'm also studying (MSc) in addition to working full time, so I'm not out partying all the time either.
This room would suit someone who is more mature, primarily out at work each day (fairer to split energy costs), and has their own social circle but is up for a pub trip or quiz now and again or cooking in together occasionally. I'm friendly, trustworthy and considerate, and I'm looking for someone with those same same values.

There is a driveway for 1 car and on-road parking on the street. It's a friendly and family orientated area. Brilliant transport links especially to the M56 and its a 7 minute jaunt to the Tram stop. Burton Road bars and restaurants are a 2 minute walk away.

The price includes council tax and water, and the only additional cost is a 50/50 split of Gas and Electricity (easy to see the costs on the smart meter).
