Description
My friend and I have been sharing this flat for the past two years but he’s now bought a place and is moving out so I’m looking for a new flatmate to join me in this lovely homely two bed flat.
About the flat
Double bedroom in 2 bedroom 1st floor flat. Flat consists of an entrance hall, bathroom, two bedrooms and a kitchen/living area.
Kitchen includes all the basics, washing machine, electric fan oven, gas hobs, fridge freezer. The flat has double glazing throughout and gas central heating which heats up quickly.
The bedroom comes furnished with the double bed, mattress and chest of drawers that are pictured. If you’d prefer it to be unfurnished, the landlords would be willing to remove the existing furniture.
The bedrooms face the rear of the property and are quiet at night and the building is quiet in general.
If you have a car there is a private parking spot at the rear of the flats you are free to use as well as on street parking for residents/guests. There is also room to store bikes in the flat or in the ground floor foyer of the building.
The kitchen living room doesn’t have a tv and it’s great :)
About me
I’m looking for someone who likes a friendly, relaxed and clean home environment. More generally though, someone who likes to chat and get to know their flatmate, use the kitchen living room as a shared living space and call the flat a home.
I work in the public sector in a 9-5 office hybrid working role, am mostly vegan/plant based and am always on the lookout for a new book or recipe recommendation or an upcoming gig or cinema trip. Let me know any of your current favs!
If you like the look of the flat and think we might get along, drop a message with a bit about yourself and any questions you have and we can arrange a chat and a look around the flat. If you are interested, I'm always happy to have a cup of tea or nip round the corner to Burton road for a coffee or a drink to get to know each other a bit better.
Other info
The flat is in West Didsbury very close to the bars and shops on Burton road. It's a couple minutes walk to Burton Road tram stop with services into town every 8 minutes or so. It’s a also a few minutes walk to the start/end of the Oxford road bus line with services into town/direct to Piccadilly Station/the airport every 5 minutes or so. We also have Withington Community Baths just up the road (about 10 minutes walk) which has a gym/pool/yoga sessions. There's also good access to the M60.
The landlords are really friendly and helpful, they are very responsive but also respectful of residents’ privacy.
The legal stuff about the tenancy and application is as follows. 6 month short hold contract and then a rolling monthly contract, rent is £950 split between two tenants (so £475 per month each), deposit is £475 and 1 months rent is payable at the start of the tenancy. The deposit is held with the DPS custodial scheme. Landlord/work references may be requested, proof of earning required as well as proof of identity (passport) for the ‘right to rent’ check. Myself and/or Katie and Richard (the landlords) will be happy to answer any questions you have about this.
The rent is £475pm. Bills (per person) currently come to approx the following:
Gas and Electricity ~£60pm on average (around £75pm in winter, and ~£35pm in the summer months)
Internet ~£13pm
Water ~£28pm
Council tax (Band A) ~ £58pm
So a budget of ~£650pm for the winter months is necessary.
