About the flat:
Looking to fill a room in a homely and affordable two bed flat in an idyllic part of Didsbury, South Manchester. I currently have the smaller, cheaper room (£385 before bills). My preference would be to keep it but I'm also open to the idea of swapping for the more expensive room (£490 before bills). Bills total about £165 atm but council tax has gone up (broadband, council tax, energy bills, water). Tax band is B.

There is the potential for the landlord to put the rent up with the start of a new contract but this hasn't been confirmed yet.

It's a lovely flat and the rent is well below value for the area. It's spacious for a two-bed, cozy an homely, furnished, there's no issues with mould, leaks or damage and we're a ten min walk from Didsbury Village & a five min walk from Burton Rd. There's also local tram and bus route all around manchester within walking distance. The tram into town is roughly 25 mins.

Our flat is one of four in the building, we get on really well with the two sets of neighbour that live above us and we socialise with them regularly. The bottom flat are also nice but we see less of them. We share a drive that fits two cars (four of us in the block have cars but there's on street parking too). We also hare a nice, spacious garden patio at the back of the building.

About me:
I'm a 27 year-old professional who works in Irlam on a hybrid office-wfh basis, Mon-Fri. I love to cook (vegetarian), and I stay busy during the week (including going to the gym, playing squash and badminton where I can, football on Tue nights and I tend to have a band practice on a weeknight too - I'm in a wedding band so tend to have 2-3 gigs a month, usually weekends, but we don't rehearse in the flat and you won't have to worry about noise levels). I like to try and keep the flat clean, tidy and cozy and I'm fairly sociable but happy to both go out and stay in.

I've lived with a 26 year old professional woman for the past year, who's moving abroad to teach. I've liked living with a woman, and have lived with women in the past. This would be my preference but open to men too. My flatmate has a cat who won't be staying with the flat when she goes. Landlord is open to discussing pets but not my decision to make unfortunately.
