Description
I've been living in this first-floor flat just off Burton Road for a couple of years with an old friend. He’s moving in with his partner at the end of our tenancy in the new year (23rd January), and I’m looking for someone to replace him so I can stay in the flat.
The Room & Flat
You’ll have the entire top floor, which is a spacious ensuite double room with room for a small desk.
We share a large living room with a dining table for four.
Kitchen includes a washing machine, oven and electric hobs.
Access to a shared back garden (used by around 10 houses).
Shared drive with the downstairs flat. I have a car, so we’d share one space, but there is plenty of on-street parking nearby.
The house is furnished, the only thing my housemate added to his room were a desk and chair.
Rent & Bills
Current rent: £635 PCM each (it was £600 PCM the year before, so I’m expecting a similar increase again, I’ll confirm with the estate agent).
Bills are around £190 each (council tax band A, gas, electric, internet).
Move-in date: 24th January.
Deposit: £690 (this was my deposit, but may change, will confirm with estate agent).

Quiet, residential cul-de-sac in West Didsbury.
8-minute walk to Burton Road tram stop, making the city centre 30 minutes away if you time it right.
4-minute walk to Co-op and the bars/restaurants at the southern end of Burton Road (George Charles, Saison, Folk, West Didsbury Social Club etc.).
8-minute walk to the River Mersey.
20-minute walk to Didsbury Village.
Local gyms include RxGym, Withington Baths, and Hough End.
About Me
I’m a data analyst, usually WFH 4 days a week (going down to 2). My evenings are normally spent in the gym, cooking, seeing my girlfriend, and (in the spring and summer) on my allotment. I would be open to cooking for each other from time to time if it made sense. My other hobbies are hiking, camping, football (Scunthorpe United, and occasionally West Didsbury and Chorlton), watching films, and going to gigs. I’ve also volunteered at Green Man festival for the past couple of years which has been great.
I’m pretty chilled and not much of a drinker, so this isn’t a party flat. I like to keep things clean and would like someone similar; friendly, considerate, and easy to live with. I do have a fairly busy schedule, and my current housemate and I sometimes go a few days without crossing paths, so while I’m open to hanging out, I might not always be around.
Looking for
A tidy, respectful professional around a similar age.
Preferably someone who doesn’t WFH, but it’s not a dealbreaker (since I’ll be WFH less).
Non-smokers preferred
