Renting room in new tenancy (Part Furnished)

Hi!

I've recently secured a tenancy at Flat 7, 161 Withington Road but had the other tenant drop out, so looking for someone else who would like to take their place at this property.

I move in to the property on the 3rd October so would be happy for someone to take the place from this date.

As I haven't moved in, estimating that the tenancy + bills will be around 650~ppm

Details of property:
- Spare room only lets you choose Furnished/Unfurnished but property is part furnished (Bed, Wardrobe, Sofa, Washing machine, Fridge, etc included.)
- Free unallocated parking (around the front and back of property)
- Shared living room & Kitchen (room that i'll be moving in to has an en-suite so the main bathroom is all yours)
- Council Band A
- Sadly no pets :(
- LGBTQ+ Friendly
- Council Tax/Utilities split evenly (I'm happy to pay for broadband)

Details of myself
- Young professional moving to Manchester to be closer to work
- I work 4 on 4 off shift patterns so there may be days you won't see much of me since I'll be in the office for 12 hours or i'll be working from home on night shift (I don't mind the noise, can sleep through basically anything)
- Don't play as much as I used to but love to play my guitar but happy to wear headphones if you don't like the noise
