About the Room
A large, fully furnished double room in a clean and quiet two-bedroom flat. Located a short walk from Grange University Hospital, local shops, and a nearby church.
The bathroom was renovated a couple of years ago. (Photos are from last year.)
All bills are included in the rent — except the TV licence, which is not currently held at the property. If you wish to watch live TV or live catch-up services you will need to purchase your own TV licence.
Council Tax: No charge to lodger.
About the Flat
You’ll be sharing with a live-in landlord (that’s me!) and my friendly indoor cat. I’m home all the time, so I’m looking for someone who values a peaceful, respectful, and clean living environment. You’ll have shared use of the kitchen and bathroom, with mutual responsibility for keeping communal areas tidy.
Noise Disclaimer – Please Read
While the flat itself is quiet and well-kept, the neighbouring family can be very noisy — especially during school holidays. Their child’s bedroom is directly next to this one, and there is frequent shouting, creaky doors, and general daytime noise.
If you’re a light sleeper, work nights, or need a quiet home during the day, this may not be the best fit. Past lodgers have managed fine with earplugs — but I’d rather be upfront.
LGBTQ+ Friendly Household
This is a welcoming and inclusive space. I’m a trans guy, and I expect anyone living here to be genuinely LGBTQ+ friendly. If that’s an issue, this room is not for you.
