Looking for a female lodger for my garden bedroom

I'm a single mum living with my two boys, 16 and 9 and our (very friendly) dog Sidney in a detached house in Monmouth, approximately 1km walk from town centre in a relatively new housing estate. We have a double bedroom available in our converted detached garage so you will have some privacy and quiet. The kitchen /diner in the main house will be available for use 24/7 and there are two bathrooms and one downstairs w. c. There is a separate living room which will be shared with all occupants.
We have a driveway, garage and street parking available.
We are looking ideal for fun friendly female lodger who will fit well with our little family. The bedroom available will have a double bed, desk, wardrobe, small sofa and bedside table. It has separate heating from the main house which will be controlled by the new occupant. The rent includes council tax and reasonable use of water/elec/gas. There is broadband available and a variety of tv subscription packages.
