Hello, my name is James and I'm looking for a new lodger. I'm a 26 year old young professional working for Bristol Council.

I live in the property, which has four bedrooms (one is a spare bedroom), one downstairs and three upstairs.

I currently have two lodgers, Tom & Lukasz. Tom has been here since Feb 2018, and Lukasz since Dec 2018. Lukasz is leaving this month as he's found a place to rent with his wife & child. It'll be sad to see him go, but I'm looking forward to finding a new lodger :-)

I'm open to doing viewings for anyone, but would prefer living with working professional between 20-40.

This advert is for one of the main double bedrooms upstairs, the other already has a lodger, Tom who's in his late 20s. He's lived with me since Feb 2018 and is currently contracted until Oct 2019 - but we're both hoping his contract gets extended!

Me & Tom work similar hours, leaving the property around 7am & getting back between 5-7pm on weekdays. As I work and much of my life is in Bristol, I don't always head back to Newport.

The bedroom has a wardrobe, chest of drawers, and a bedside cabinet. The pictures of it are quite old, I'll update it once the current lodger for the room has moved out - but all the furniture pictured will be in the room.

The shared living room, kitchen and bathroom are all downstairs and pictured. The kitchen has a fridge freezer, cupboards, toaster, kettle, oven, grill, 4 hobs and a microwave.

I am flexible, and am willing to offer up-to a 5 year lodger agreement if desired. On the other side, I am willing to offer a rolling contract from the start and am happy to see where it goes from there. I would ask for a deposit, totalling no more than 1.5 months worth of rent. All bills would be included in the rent.

I own and live in the property and am semi-regularly improving it. After moving in I had a new boiler, new toilet & sink installed. More recently, I've had tiling done in the kitchen and been adding bits to my back 'garden'. The plants are real, but the grass is not!

I have furnished all the rooms, but am happy if people are bringing their own bedroom furniture to find another place for the ones pictured.

The property very close to the Royal Gwent Hospital and Bell Vue Park. It is also less than a 10 minute walk to most of the Mendalgief Retail Park. It's situated on a good road with friendly neighbours.

There is on street parking available right outside the property and there are regular buses to Newport and Cardiff City Centre from nearby bus stops. Newport Train station is a 20-25 minute walk away.

The city centre is a 15-20 minute walk; Mendalgief Retail park a 5 minute walk and Cardiff City Centre is a 25 minute drive away.

I've had fibre optic internet installed, with speeds of upto 50MBps.

The EPC rating is E, but it makes some incorrect assumptions. It should really be a highly D rating as I have had a new boiler installed in December 2017 (Wiessmann 29KW), replaced the bulbs with much more energy efficient ones, there is cavity wall insulation, and the ceiling covering most of the property is insulated.
