Looking for replacement for room

Looking for a replacement for a small double room as someone has dropped out.

Needs to be a student, as landlord won't allow non-students.

House contains a small garden in the back, washing machine, living room with kitchen table, bathroom on the middle floor with a shower. All bills included, including wifi. There is parking available along the street outside of the house.

Contract dates are from August 1st 2024- June 30th 2025. Landlord is working on the house on the 7th august-14th but it will be fine to move in after this.

Currently, it is myself and another female moving in and we would prefer a female to take the other room. We will consider a male.

We have a small hamster, and the landlord allows small caged animals if you have any.

We are both in our final year, so would prefer a quieter student not in first year, but are open to all students :)
