Description
2 Floor house with 2 bedrooms, 1 bathroom, backyard, kitchen, living room and parking space.
Lodging Agreement (Live-in Landlord)
All utility, bills and internet is included in the 800 £ rent per month.
Pets may be allowed depending on the species.
Council tax band is C however the lodger does not have to pay for it.
Fully furnished except for the unoccupied room which comes with a desk, a double sized bed with storage, and a closet. Also you may decorate the unoccupied bedroom to your liking. However if you would like to change or replace something in the shared area's of the house please consult me prior to doing so.
Internet speed is reliable and fast with a download speed of 900mbps download speed and upload of 110mbps. Once again this is included in the 800£ rent.
Deposit of 200£ is required. However i would like to note in the case that either the property or property goods gets damaged by the tenant, i will take into consideration many factors to decide if i should deduce from the deposit. Factors i will consider are as follows: if it was accidantel or intentional, if it is repairable or not and how expensive it is.
The kitchen has gas stoves, oven, microwave, smoothie machine, many utensils, kettle, a extendable table with 2 stools and MOST importantly a drying/washing machine for clothes.
The bathroom has a large bathtub as well as a electric shower. 2 mirrors and a wall cabinet are also in the bathroom.
There is a large TV screen in the living room however i do not own a TV licence therefore i dont have anything connected to it. The screen could be used to cast movies from a laptop or phone. The living room also has a first aid kit.
The location is close to points of interest such as the sea/beach , bp gas station which is open 24/7 , High Street which has restaruants, stores, Cathedral etc. It is also about a 12 minute walk from pontio and the main arts building of Bangor University in the case that you are a student.
Walls are in good condition, roof is in good condition, ceilings are in good condition, floors are in good condition, heating-water-electricty-plumbing are all in good condition. Backyard is in okay/servicable condition.
Guidelines for the potential tenant/lodger

-Asking and then borrowing an item is okay if approved. Of course you generally do not need to ask to borrow items that are in the shared area with some exceptions such as the toolbox and my personal first aid kit (there is 2 first aid kits 1 large in the living room that you may use whenever required and 1 small which i use myself that is stored in the bathroom wall cabinet).
-Please do try to keep the shared areas somewhat organized and clean. It is not an obligation as i regularly clean them myself and something to note is whilst i am cleaning if i spot an item i dont recognize or think belongs to the tenant/lodger i will not touch it.
-As for the currently unoccupied bedroom it is completly up to you how organized or clean you may keep it. With one exception of making sure the roof does not build up mold due to long periods of not opening the window if you were to plan on smoking in the tenant/lodger bedroom. To clarify you may smoke in your personal room as long as you have the window open when doing so. Another exception is if large amount of water is spilled on the floor please dry it within a short notice as the floors are made of wood and water may damage it if the heating is turned low or if the water is not sweeped.
-Temprature setting for the house is flexible. As long as it does not go over 21C/70F you can set it to whicever temprature you like.
-Please notify me in advance if you are planning to have or invite visitors. Visitors are not allowed to stay overnight and a lodging agreement does not allow for you to rent your personal room to a second tenant.
-As for smoking once again if you are a smoker you may smoke inside the house as long as a nearby window is open to prevent potential mold buildup. You may also smoke in the backyard. Also there is a fire alarm on the ceiling of the staircase and in the kitchen therefore smoking in the kitchen or under the staircase is not permitted.
