Lovely single/small double room in house with dogs

We are live in owners (Hana and Tom) with our lodger mate Nige, with one spare room from the 1st May. We have two lovely but idiot dogs, one likes shouting at you when you get home and the other hasn’t had a thought in 9 years.

The twist is that my husband and I are expecting a small, non-rent paying lodger in early July, we have a whole different floor for our bedrooms and bathroom etc, so hope we won’t be too much of a pain.

Our interests include: live music (rock metal and pop for us and dance for Nige), gaming, football, gardening, good food, engineering/cars/bikes/a dirtsurfer (Nige), craft beer, running, dogsdogsdogs that sort of thing.

The house is in Alton, and we have a garden with lockable rear access, several sheds for storage of stuff/bikes (lockable), a BBQ etc.
The room available is 10’8 x 9’1 (3.2m x 2.8m) with a wardrobe, chest of drawers, desk and chair and an ikea single to king bed (though it’s snug when made into a king with the other stuff!).

There’s also a conservatory, kitchen with washing machine, dishwasher and two fridge freezers, a living room, dining room and a home office. We have 5 bedrooms, two of which are in the attic, ours with an ensuite, and 3 on the middle floor (one is our office) with a bathroom. There's also a cloakroom toilet downstairs.

The house has superfast fibre broadband (915mbps down, 50 up), and we have a double driveway though road parking is fine here too.
The house is very close to Alton train station, shops and pubs :D
