Flatmate, please!

Heyy,
I have a spare room in my rented flat available from 25th of October, so i am looking for one or two people to take my old flatmates room.
It is a reasonable sized double room right at the entrance of the house, opposite of the kitchen.
The rent is £1200 pcm for the whole house, you are to pay £600 plus your share of bills (electricity, water, council tax, internet). If a couple moves in the rent will be only £400 for each of us.
Bills come about £150-£200 a month, so about £100 per person… depending on us! (Council tax band B)
The house is a 2 bed flat right on the ground floor, i took over the tiny bedroom and the ‘living room’, yours will be the front room! The kitchen has a big fridge which we shall share, and since i’m very picky you don’t have to be afraid of me eating your food! 👌 there is also plenty of storage space for your bits.
I do have a dog: she is a 6 years old german shepherd, husky and boxer cross female. Very friendly and very nosy, loves cuddles and attention. Willing to trade dog chores for some bills discount! 😅
I am 33 years old and manage a cafe/bakery nearby. I ride a motorcycle so the garage is half occupied by her, sorry. But there is free parking by the front of the house though!
