Single Room In Friendly Good Sized Shared House

Hi there, I have a good sized single room in a friendly three bedroom shared house.
Sharing with three other gents in their 50s, I think it would suit a person of similar age.
The house is a good size and has a large kitchen , dinning room and bathroom. There are two separate toilets.
Lovely rear garden with a keen gardener who also grows fruit and veg.
The room is for a single person only, not for sharing.
The house is double glazed and centrally heated.
The rent is £65 per week plus bills, approx £5 - £10 per week.
A months deposit is required and references.
I am a friendly Christian landlord and very approachable.
