Description

I'm looking for someone to rent a double room which has been tastefully restored to a high standard over the last couple of years. This is reflected in the high quality of the furnishings and finishes in the house.

The house has three bedrooms and two bathrooms and you would only be sharing the space with myself, a 31 year old professional that works in London half of the week. There is a well kept garden with a couple of patio areas for relaxing in the sun. The house is located on a lovely tree-lined street in the Hamlet of Warblington, opposite a tennis club and convenience store 2 minutes away. Warblington Station is 2 minutes away and Havant station is a 10 minute walk away with fast trains into London and Brighton.

The ideal person would be a mature student/professional that is reasonably sociable, would like a space where they can feel at home and treats the space with respect.

The main living areas is an impressive entertaining space, and you are welcome to have family/friends over to relax, or for dinners as long as things are done within reason with prior notice. If all this sounds good then here are details of the house below:

Dining room
Solid wood dining table with industrial legs and six chairs

Kitchen
White stone worktop with matching backsplash, navy blue cabinets/drawers, full size integrated dishwasher, integrated microwave, integrated steam oven, American style fridge freezer, large induction hob, wine fridge, belfast sink, pizza oven.

Living Room
Large L shaped sofa and separate leather armchair. Bookshelves and library corner. 75 inch QLED TV with wireless soundbar surround speakers. There is also a double-sided wood burning stove that heats the whole ground floor.

Bedroom
There is a double bed, chest of drawers, wardrobe and small desk and bedside table for storage. There is a wall-mounted flatscreen TV included in the room. It's a very bright room with dual aspect windows that catch both the sunrise and sunsets.

Bathrooms and utility room
There are two bathrooms, one upstairs with a freestanding bath and separate shower, along with a second one downstairs with a walk-in shower and toilet. Both bathrooms have vanity units and shelving for enclosed storage.

There is a separate utility room with a washing machine and tumble dryer. There are shelves and cupboards here for additional storage.

Garden and outdoor patios
There is a well kept garden with a lawn and couple of patio areas for relaxing in the sun. Additionally there is a BBQ and Pizza oven for use in the summer months.

Storage
There is ample storage space in the loft, garage and garden sheds if needed.

Parking
There is free street parking on the surrounding streets with no permit required

Local area
The area is perfect for people who love the outdoors. Chichester harbour and Hayling Island are brilliant for paddleboarding, sailing and other watersports. There are lots of running, walking and cycle routes on the doorstep and a few minutes away in the South Downs. There are a couple of pubs located a few minutes walk away, with a convenience shop 2 mins away and Waitrose under 10 mins away. Havant and Emsworth Town centres a short walk away both have ample options for shopping, restaurants, activities etc

Train Stations and Transport
The house is located right by Warblington Station (2 min walk), 10 minutes walk to Havant station and 15 minutes walk to Emsworth. These stations have fast trains to London, Brighton, Southampton etc. The house is also near the junction of the A3 and M27, giving quick access to the motorways.
