En Suite Double Room with Separate Study

My long-term lodger has just moved out so his rooms are available. It is a small double bedroom (furnished) with separate study and en suite with shower. You will have a whole floor to yourself so plenty of privacy. Ideally suited to a young professional (couples considered).
Parking available in private car park. Bills included including council tax (but not tv license). I have no pets currently but open to well behaved animals. There is a fenced front courtyard patio but not a back garden. We have a bike shed.
No smoking inside but outside is ok.
Preference for female housemate but all applications will be considered.

I’m 30 and in full time employment, I’ll be around but I also travel a lot.
