Double Room available in large property on StokeRd

I am looking to get a mortgage, though this is likely only going to be possible with a second person either doing it with me, or renting a room from me. I'd be looking in the Gosport/Fareham area for a place with plenty of space. This could happen in September 2025, or if you like, we could try 6 months to a year in the property I'm currently renting first, to see if we get on.

Ad for current property:
Your room is close to the front door; mine is down a long corridor, as is a spare room that can be used as a living room space or potentially another bedroom. There is a shared bathroom next to your room & a kitchen next to that.
I'm a learning support assistant at a SEN school & I also tutor; so please no midnight raves on school nights. :-)
I mostly keep to myself in my room; though am plenty friendly if you want to come & have a chat at any point.
I've had bad experiences in the past with male housemates, so I would strongly prefer a female housemate. That said, I'm open to males or couples, as long as you are well-behaved, clean & respectful. I'm looking for a drama-free housemate please.
No matter who moves in, I too am clean, well-behaved & respectful of both you & your privacy. As a usually introverted person with a limited social battery, I'll be out of the way most of the time.
I provide you with your own fridge/freezer (and I have my own too); and can provide some furniture if needed.
There is an exceptionally large amount of attic space, if needed, though the doors into the 3 attics are all rather small.
There is a property manager. They are not great. You'd have to pass their checks before our new joint tenancy could start.
No smoking inside & no drugs.

Costs each are:
Rent + Internet = £505
Elec + Gas = £65
Council Tax (Band A) = £55
Total = £625 / month
PLUS: Incoming water & waste water bills. They come once every 6 months.
