House share with friendly older lady

A friendly widow of 18 months seeks a house mate. This is a small bedroom which includes a built in (not full length) wardrobe and a chest of drawers, which could be swapped for a desk (not supplied).
The house includes a dining room, conservatory, a utility room and good parking. For studying there is the dining room or the table in the conservatory.
It has a nice garden with chairs and table.
The landlady would prefer someone who is friendly and kind, doesn't drink alcohol on the premises.
She would welcome someone who can have the odd chat and do the odd small job here and there, she has a cleaner and gardener in regularly.
This may suit a mature student or someone who enjoys the quieter life away from the city. The Council Tax band is D.
