Room in gorgeous house near Lymington High Street

Hello, I'm Jules!

I'm looking for someone relaxed and friendly to rent the second bedroom in a lovely town house just off Lymington High Street.

I rent the property from a lettings agent. I would handle the contract, rent and bills and we would share the costs.

THE ROOM:
The room is a good size double with a small balcony which is on the second floor overlooking the street. It's furnished with a double bed, matching bedside tables, dressing table and chests of drawers. It has a large if strangely shaped built-in wardrobe/cupboard. There's plenty of room for a desk or similar.

We would share the bathroom, kitchen and living space (more details below).

LOCATION:
The flat is moments from Lymington High Street and the Quay and 5 mins walk from Lymington train station.

THE HOUSE:
It is a three-storey town house on Gosport Street. It had been newly renovated and is still in great condition. On the ground floor is a room I use for my work. On the first floor there is gorgeous open plan kitchen dining room and a spacious living room. On the second floor there are two bedrooms and a lush shared bathroom.

The house is fully-furnished although the living room furniture is a bit limited at the moment so I might get more. The kitchen is kitted out and we would share the appliances.

We have Hive central heating which can be controlled room by room to keep the costs down and save energy.

PARKING:
There's only off-road parking for one car (which I use) but there is space for visitor parking. There is no second allocated parking space but it is possible to park for free down by the station (a mins walk away) if you can find space.

There is no garden or communal outside space.

RENT & BILLS:
I arrange and pay for the rent and all the bills and I would ask you to set up a standing order for your share. Bills include gas, electricity, water and council tax (band TBC) as well as Sky broadband. I don't currently have a TV but I do pay for a TV licence if you’re bringing one.

The rent is reassessed by the landlord every December so I would confirm any changes in costs in time for the new year.

ABOUT ME:
I'm a full-time singing teacher. I'm a spiritual person and I do a lot of yoga, meditation and somatic practice. I also dance Salsa and West Coast Swing and tend to be out a couple of nights a week doing that. I love playing cards and board games at home and have friends over semi-regularly. I'm pescatarian (I eat fish but not meat) and I'm not much of a drinker but I'm happy for you to do you.

I like open communication and believe everything can be resolved peacefully with a chat over a cup of tea.

I currently teach in college during the day Mon-Thurs and a couple of hours at home in the evening and on Friday during the day. At home I teach from a dedicated room on the ground floor which has good sound proofing so the noise of students singing doesn't affect the rest of the house too much. Sometimes I will have a student's parent relaxing in the living room for an hour while I teach.

I'm newly single and I chose to stay in the house when my partner and I separated because it’s so lovely and the location is amazing. Call it a fresh start in a familiar place. :)

ABOUT YOU:
I'd like a housemate not just a lodger; someone who wants to make a little home for themselves and is good company at the end of the day or week. Ideally you're independent, like being out and about and are happy for us to have friends who come and go.

I don't mind what you do for a living as long as you have stable income. Other than that, I'm open to all walks of life... if you're lovely, that's all that matters.
