Hi, thanks for taking the time to read this advert.. We have two double rooms available in this truly lovely home to live in! The larger of the two doubles may be suitable for a couple but please factor in the bill share would be two thirds so currently around £106 per person. Please note that all applicants will need to pass an open rent reference /affordability check and UC/Housing benefit will definitely not cover the rent, checked so please bear this in mind guarantors may be acceptable. The two double rooms have been let to a lovely professional guy and also a professional lady, one is moving in three months, the other shortly so if you decide you would like to lodge with us you could possibly move in quite quickly. The £695 double also includes a dressing room and can also be used for storage too... And of course you have free run of the rest of the house to use as your home too.. 😊 Tastefully decorated with Smart tv and WiFi and gas central heating throughout. In the kitchen there's a range cooker, an American fridge freezer, two washing machines, a dryer, microwave and smart TVIn the lodgers lounge and the conservatory comfortable new three pieces suites and large screen smart tvs.. and a lovely sunny South facing garden. Downstairs and upstairs loo's and a stunning four piece bathroom. Parking available if you register with the council, it does have a small charge for a permit. Outside large sunny (when it's out) rear artificial lawned garden with large shed (free storage at your own liability in the shed or large loft while you are a lodger)Bills, two thirds are included in the rent as advertised but a third share of utilities and council tax please as there are three peopleThe house is on the market but it's a slow market and we will guarantee at least 6 months, almost certainly 12 months accommodation and will be buying another house anyway so, if you want to, you could continue to lodge at the new house. Unfortunately, no dogs because of insurance issues.. but cats are cool. Students are welcome but you would need a guarantor and several months rent in advance as would anyone with a previous credit issue. There is an affordability check unfortunately so, having checked with both the council and the dwp, they will not cover this level of rent. Please properly read the above and only apply if you feel you are able to pass the open rent check as its a horrible feeling all round to get hopes up then we have to turn around and say unfortunately you haven't passed.. Most issues are able to be got around by rent in advance(for the whole term though) with a guarantor, however this will be changing at some point due to the new laws coming in.
