This is a spare room in my house. Nicely setup and very cosy. All bills are included if student, if professional, then extra £35 pcm for council tax topup. Shared bathroom and kitchen. Parking available but you will need to register for a permit which would need to be arranged with the council. Walking distance from Portsmouth University, city centre and Gunwharf quays. Convenient shops, cash machine, train station and bus stops literally minutes away. Room still has some of my belongings but these will be removed for the prospective lodger.
