Divided with a low wall the property remains light and open as it leads into the open plan bedroom area fully furnished with a double bed (with mattress) and room for storage in a large cupboard with a new washer / dryer, hanging rail; built in shelving and chest of drawers. It also has a 44 inch TV with sky and handy USB plug points throughout the property.
At the back of the property there is a modern shower room with wash hand basin and toilet which has been fitted with an LED demystifying mirror.

Im looking for tidy, considerate mature 25-year-old plus, working full-time in the day, to rent my self-contained annex/studio flat.

ABOUT US

I own and live in the house; however, I work away in the week, I also have two dogs that will be in the main house when I am there (a small dog Boe and large dog Daphnie); both dogs are well behaved and really friendly, but please be aware this is their home so you will come across them when we are at the house. They know they are not allowed in the annex/studio area of the house.

While it is important to me that myself and who ever moves in has our own space and privacy it is also important to note that we need to get on and can live comfortably.

HAVING PEOPLE OVER
It's fine to have friends over from time to time after a settling in period of three months but this is something that will be discussed in more detail. While the annex/studio flat is separate from the main house I really don’t want random strangers in and out of my home. When signing your lodger’s agreement, you are also agreeing to follow my wishes and sadly failure to do so may result in termination of the agreement; this is my home and I need to feel comfortable.

SMOKING
I am a smoker; however, I only smoke outside and would expect you do the same, using ash trays and bins.

WHAT DO YOU NEED TO MOVE IN?

DEPOSIT AND RENT
Deposit and rent is dependant on full time occupancy or a working week (Monday to Friday).
£200 PER WEEK RENT FOR MONDAY TO FRIDAY, £250 PER WEEK FOR FULL WEEK RENTAL

One months rent + one months rent as deposit to move in, I am a business owner so this can be done on my card machine if required. Plus, an emailed copy of your employment contract and photo ID, before we can proceed.

Deposit returned immediately at end of let (minus any damages/ rent/ notice period owed) once key returned.
