From 6 months, but you can extend your stay longer 12 months or more if you wish. This would be OK. This is not a problem to extend your house contract . Please just let me know.

The room is available to move into from 1st April .
£450 per month
£250 deposit for the room.

Which is given back by a bank transfer , Or this can be used towards
your final month's rent with your months' notice.
One has to pay the full rent value of £450 if you decide to go .
I also need a short email to let me know , If you want to leave.
Which I can print off from my printer for my records,

My room rents are always taken from 1st of each month by a bank transfer into my bank account.

TV cables and Internet connection in your room.
The double room, has a 45'' smart TV which you can borrow for your room or you're welcome to bring your own TV, If you wish to. But if the person in the double room is not using the TV , I can put it in the single room for you to use while you live here .

My Sitting room , is only shared sometimes.
Mostly for meals, as I have a dinning table in the room.
and a small kitchen table with chair.

No one under age 30 please, You must also have a full-time job. A professional person non smoker or non vaper . Must not drink too much.

I have one Shower/ Bath room.
Close to the bedrooms

No Animals , No Children . No Couples .
I have a sitting room/ dinning area down stairs Kitchen and small garden.

House Appliances and Connections

I have a New double Electric oven. Micro wave.
Gas boiler. Washing machine clothes dryer . Though the clothes dryer, is only used for bath towels . For a short dry.
The House has WIFI and TV Connection in the rooms. I give you the house WIFI / Broadband code when you arrive.

I have all my Utility Papers up to date to show you.

Flu is really bad this season .First time it's been, so bad in 20 years !
