**As of 23/9/15, THIS ROOM IS NOW TAKEN. I will have another room available from next week. It is a large room for £360 per month. Thank you for all your enquiries.

A spacious single room is available for rent in a newly renovated house in a quiet road in Paulsgrove. The house is located close to bus link, 25-min walk to Portchester Train Station and Port Solent, easy access to M27, A27 and A3(M) motorways. Also close to QA hospital, Marriot Hotel and schools. Just over five miles to central Portsmouth, university, MoD. Pall Europe, other companies, etc. are closer.

*Please note: I have had many enquiries from students. The house is NOT within walking distance of the university. You will need to take public transport. The bus and train station are not too far away but the entire journey takes 30 minutes or more (including walking to and from stations).

Use of the driveway is sometimes available as I am currently widening it for three cars, although there is free roadside parking. The room has a decent amount of space for a single room including shelves and two wardrobes with shelves and hanging rails. Fully furnished.

This room would suit a Monday to Friday rent (suiting those who work locally but return home for the weekends).

The monthly rent is £300 plus £250 deposit. This includes all bills, free broadband, full use of kitchen, living room, dining room, washing machine, drier, etc.
I am a live-in landlord who is easygoing and works long hours. I spend a lot of time away from home but I am easily contacted via phone and e-mail.

Please note, some of the house is still having some minor decorating. Any of the work I do is done when no one is in the house. However, everything in the house is fully functional.

The room will be made available to any prospective lodger upon payment of a returnable deposit. Rent is paid monthly in advance at the beginning of each calendar month.

Potential occupier must have proven employment and work references are preferred. No smoking and no pets. Must be willing to clean up after yourself. STRICTLY NO DSS OR COUPLES- PLEASE DO NOT ASK.

The house is ready for viewing immediately. I work shifts so viewing days/times will vary. The move-in date is negotiable but preferably towards the end of the month.

*Please note: I am working a late shift the week commencing 21/9/15 and will only be home in the mornings until 12pm and the evenings after 10: 30pm. I am also away this weekend. I will be home in the evenings from 3pm the following week.

This room is only for a one-person occupancy. A male lodger is preferred as I am a married man. My wife lives away for her job.

*Due to the enquiries I have had in regards to a 'blind move-in', I must meet prospective lodgers first before a decision is made. No one is allowed to move in without viewing the place first.

*I will have a large double room in the same house available at the end of this month. As the current occupier is not moving until 28th September, I will place a dedicated ad for this room in due course. Monthly rent is £360.
