This studio flat is next to the main house and in a lovely tucked away location, within several acres of woodland and gardens; with paddocks to one side.

The studio flat is most of the building in photo, it consists of an entrance hall, downstairs shower/wc and small bedroom (2.5x2m). Upstairs comprises an open plan kitchen area (3x2m) and Bedroom/Lounge area (3x4m).

Externally there is a grass garden area and a garden/storage shed. 

Just to confirm as several people asked, Bills listed are on top of rent.
Gas: Heating and hot water with a typical monthly usage of £75. The gas boiler is covered by a British Gas maintenance contract. 

Electric: Typical month cost is £38. There is an electrics car charging point from a previous tenant, that could be re-enabled. 

Council Tax: Is around £100 per month but discount is typically available for single occupancy. 

No smoking in the flat please. If you're a smoker, that's fine but please smoke outside. 

Pets, this is very dependant on size, make and model! We usually apply an additional cleaning fee on exit due to pet hair. 

The flat is supplied unfurnished.
The flat has a wireless router connected to the main house fibre connection. 
Good room for parking.

It is a rural location so you will need a car. Local facilities are pretty good, local garage and shop 2 miles, nearest pub 1/2 mile, fantastic country pub 3 miles, village shop/post office 3 miles. The towns of Petersfield and Alton town are about 7 miles each. Roads and access are pretty good, I can comfortably make it to Heathrow in 1H
