Single 1st Floor room. 10 mins cycle, 20 mins walk from Southampton University, General Hospital and City Center. On street parking opposite house. Rent inclusive of all bills except light, shower & heating to room which is metered.

An advisory, because of structure of the room, [bed height and 3rd level height] it would better suit no one taller than 5'10", 178cm.

The room is arranged on 3 levels.
1st level: entrance area with various shelving, chest of drawers, clothes hanging space, small hand basin with mirrored medicine cabinet above and room sealed gas heater. New triple glazed French doors to large balcony shared by adjacent room, with female housemate. Ladder to raised bed on 2nd level.
2nd level: single bed with Oriel window platform and small step up to 3rd level.
3rd level: work station, shelving, some storage space and roof window. For a small room there is a lot of usable space. There is a dehumidifier in the room.
SHARE BATHROOM and balcony with one other FEMALE.
House mates, post graduates/professional: 4 females, one in s/c studio.

Coin metered heating to room is a new room sealed gas heater. Will cost approximately £.1 in 24hrs on low to maintain 20-22deg C in winter. This figure is based on the consumption of an identical heater used elsewhere in a much larger room, so in reality is likely to be lower. Electricity, for shower, sockets and lights is on coin meters and cost about £5-£10 a month. NO other bills. Wi-Fi throughout house from 1Gb optic fibre Broadband. There is an Ethernet RJ45 cable to room from house modem.

You share kitchen/large lounge with 3 other tenants. Use of a washing machine, rear garden area and locked bike shed. You are expected to clean up after yourself but a house cleaner comes monthly for lounge, kitchen, downstairs loo and your bathroom. There is a coin operated heat pump clothes dryer.

Registered HMO. Interlinked fire alarms, fire doors too all bedrooms and safety lighting in passageways.

Landlord lives away mostly and when visiting stays in separate annex. I do not share facilities.
