What I am looking for in a prospective lodger is a responsible and considerate person of sober habits.
The room available is on the first floor and is a spacious en-suite double bedroom. It faces north over the quiet residential street and contains ample Sliderobe storage with hanging space and shelving.
The semi-detached four bedroom house (built 2010, council tax band F) is owned by the landlady, a senior architecturally-trained artist-printmaker running a start-up small business from home.
The village is about a ten-minute drive north of Winchester, with convenient links to the A34, M3 and A303. Parking for one vehicle is usually available (but not guaranteed) overnight on the shared driveway, in front of the integral garage that is used by the owner occupant. During the day ample on-street parking is available, from about 50 metres away. There are bus links to Winchester and villages to the north (Stagecoach bus), but this location is better suited to someone with a car.
The owner has one female black cat, which you interact with at your own risk. Perhaps I'm giving her an unfair bad press, but beware! She's a rescue cat, is not a lap cat and evidently didn't get the memo about how to be a pet. You may consequently end up with some nips and scratches, although she's probably only wanting to play. It is essential that any lodger is a cat lover. Your male cat or small- to medium-sized dog would be considered, subject to conditions. Please no menageries!
This is a peaceful, natural environment to suit quiet-living individuals, but before you think of applying, please bear with me while I ask you this important question: Do you understand what a lodger is?
A lodger is not a tenant. As a lodger, you are living in someone else's house and you do not have tenant's rights. The law is different for lodgers and tenants, and there are many articles (including on this website) explaining the difference, which you may wish to take a look at.
A lodger is also not a 'housemate'. It's not a house share where two parties live together on equal terms. It's the licensor's house (that's me) and consequently, while I have responsibilities that the lodger doesn't have to worry about, I also have the right to make the house rules, which the lodger must comply with.
If you are okay with this, you're welcome to apply. And if you're the successful applicant and move in here, I will do my best to make sure that you are made to feel welcome, that you are treated fairly and that you get what you pay for.
Please note:
- I am looking for one lodger maximum for the room advertised (no couples and no room share).
- Any lodger will be required to sign the standard SpareRoom Lodger Agreement before moving in, as well as a sheet of additional rules necessitated by the curious habits of some previous lodgers.
- No work from home, unless the frequency and nature of the work is specifically discussed and the terms agreed in advance with the landlady.
