Nice rooms in family home near Uni

There are two rooms available in my house: one is available immediately and one from 1 October 2024 when my current lodger (25) moves out.

I (54) am looking for two lodgers who are professionals, not students, and who are respectful of the house and their house mate, and clean and tidy in the communal spaces.

I will be away for most of the next 12 months but will be back once in a while (e. g. Christmas).

The bills included are wifi, water, and council tax. Not included: gas and electricity (pay as you go meter) shared between the lodgers. With prudent use, I would think the cost will not add up to more than 50 pounds per month per lodger in winter.

It would help if you liked plants as my indoor plants will need watering whilst I am away, although most of them are pretty robust.
