Single/small double room available to rent

My flatmate and I have lived in this ground floor flat in St Denys for over 5 years, but he is moving away so the smaller room (furnished) is available to rent. I work from home at a desk in the lounge most weekdays, the lounge is shared the rest of the time, as is the bathroom (with bath and electric shower) and kitchen, which has a gas hob, cooker, fridge, freezer, microwave, toaster etc, and plenty of cupboard space.
There is a communal garden including table and chairs to the back of the block, especially nice of a summer evening!
The available room looks out over the garden, but the road is quiet anyway.
I am an easy going 43 year old single, bisexual man and would be happy to share the flat with anyone who is happy with a quiet neighbourhood. I have a number of house plants on the lounge windowsill.
There is Sky TV in the lounge, including sports channels and movies.
Riverside Park, Portswood Rec and Southampton Uni are all an easy walk away.
Once my flatmate moves out, I will replace his bed (currently a single bed) but his wardrobe, chest of drawers, TV, small desk and chairs will remain, as well as a fan and a small heater. There is also gas central heating. His room will be decorated and I will be hiring a cleaner.
It is council tax band A, but all bills will be included in the rent.
