IDEAL FOR A COMMUTER WHO NEEDS A BASE DURING THE WEEK FOR 6 MONTHS OR SO, OR SHORT-TERM PLACEMENT WORKER.

I am a final year (music) PhD student and i have a room available in my 2 bed flat from 11/10/15, which i desperately need to fill. The rent is £412. 50 p. c. m., and no deposit is required. I rent the flat directly from the landlord, so no agency is involved. Bills come to around £100 each per month - this includes water, gas, electricity, broadband and landline. This excludes council tax.

The flat was unfurnished, but i have basically furnished it myself, so no other furniture is required. I also have everything anyone could ever need in the way of crockery and kitchen equipment etc. and there's not a huge amount of storage room free. The room has a very large fitted wardrobe, however, and there is an empty double kitchen cupboard for storage of food and other items.

The let currently available is only for 6 months. This is because the flat is on the market. There is currently no buyer. If the prospective buyer is an investor, they may wish to keep the flat tenanted. However, i am planning to leave at the end of the contract and all of the furniture etc. will come with me. If the buyer is not an investor, the property will have to be vacated anyway. Of course, the buying process takes some time, and so it may be that the 6 months can be extended a little if a buyer is not found soon. In essence, though, the room would probably best suit someone who needs a base in the area for a short while, perhaps as a commuter who likes to have somewhere to stay during the week, or someone on a shortish placement in this area.

The flat is modern and very smart in a purpose-built block on Northlands Road. It has gas central heating, off-road parking, a very large lounge-diner, a very nice kitchen and bathroom with shower-over-bath (both fairly new), and is on the ground floor, with a terrace (and of course the lawn outside the flat), which gets sun most of the day. The kitchen includes a washer/dryer, fridge/freezer, dishwasher and large gas hob. The room available is a furnished double room, with a large amount of built-in storage. There is also a little bit of storage room in a lockable garage. Parking is mostly unallocated, and therefore there is normally plenty of room to park off the road, but various parts of Northlands road (including right outside the flat) are unrestricted in terms of parking.

I should mention that i would like to live with someone who is prepared to help keep communal areas clean and tidy. I do not mind whether prospective tenants are students or professionals, but i would rather not live with a couple. I do smoke (in my own bedroom only), but i always have the window wide open, various smellies on the go, and a draft excluder for under the door smoke can rarely be smelled at all in the rest of the flat. All of my different housemates over the last 5 years have been non-smokers and no one has found it a problem.
