Single room in shared town house

1st floor room in a three bedroom town house under the Itchen Bridge in Woolston. The room is 3 x 2. 7m and is next to the lounge. It has a basic double bed, simple wardrobe and some shelving.
The house is otherwise occupied by two ladies in their twenties and a man in his fifties - we all work full-time. We naturally follow a strict no smoking in the house policy.
There is a large kitchen diner on the ground floor, downstairs toilet, garage and a small patio garden area at the back. Spacious 1st floor lounge with a balcony with views of the river.
There is a family bathroom on the 2nd floor.
There is additional off-road parking.
We all live together quietly with mutual respect and chores are shared equally on a casual basis.
We rent directly from the landlord who lives in Winchester. When you move in we will have a new contract drawn up with all parties included. There is no contract renewal fee.
I have averaged the fully inclusive rent for the previous twelve months at £415/month. This includes fibre-optic broadband, gas, electricity, water, council tax, insurance and TV license.
We already have a house-cat that hardly ever goes out.
