My name is Ruth_ I am the 'live out landlady' of a large 4 double bed house located in Southampton city center's much sought after traditional residential area, the Inner Avenue.

LOCATION, LOCATION, LOCATION:
If you know S'ton, then you'll know that the Inner Avenue area is THE place to live as a post-grad, young professional.

The house is CENTRAL to EVERYTHING! An easy WALK to:
City Center, Bedford Place, S’ton Central rail station, Royal South Hants. hospital, Southampton Solent University and ALL the bus routes to ALL universities.
ALSO, quick & easy DRIVE** via The Avenue or Thomas Lewis Way (5mins) to all the major motorways, M27, M3 etc.

**Have a car? No problem! My property has the advantage of OFF ROAD PARKING for two large cars...BIG BONUS in this sought after area!!** (also, an additional 2x on road permit parking)

CURRENT TENANT SITUATION:
My house has been let (for the last 9months) to 4 professionals / post-grads. Three of the four tenants are in the process of moving out (due to finishing up Masters, job moves and relationship changes).
One girl, Emmie is staying on (she is in her 20s, lovely, kind and a Mon-Fri 8am-6pm professional, who occasionally works the odd evening shift at Orange Rooms).
Thus, Emmie and I are looking to re-let the 3 vacated rooms to some great girls...is that you?

POTENTIAL TENANTS:
Emmie and I are looking for GIRL housemates (simply because it's easier to share the bathroom!) who can satisfy the following criteria:
- previous experience of living in a shared house
- good communication skills: with myself & other tenants
- easygoing & respectful of other housemates' work schedules, etc
- a good standard of cleanliness in their own room and in communal areas of the house
- non-smokers and no pets (sorry)

The house is being freshly decorated and the rooms will be ready to move into from Saturday 23 April - beginning May 2016.

ROOMS, RATES, DATE AVAILABLE:
1) Standard Double room - £460 pcm - AVAILABLE NOW
2) Standard Double room - £460 pcm - AVAILABLE 30th APRIL
3) LARGE Double room - £490 pcm - AVAILABLE 30th APRIL

Each bedroom is furnished with:
- double bed, wardrobe, desk & chair, bedside table & lamp and high quality thermal and blackout curtains.

RENT INCLUDES ALL BILLS!!!:
VirginMedia wifi (200MB), TV license, council tax, water, gas, electricity AND a weekly professional cleaner for communal areas!

DEPOSIT: £400 deposit and NO OTHER AGENCY FEES, etc.

Rental rates are PER ROOM with shared use of fully furnished communal areas in the house comprising:
- KITCHEN, equipped with cooker, microwave, fridge/freezer, toaster, kettle, washing machine, hoover, iron, ironing board
- LOUNGE / DINING area with flatscreen TV, sofa, armchairs, table
- MAIN BATHROOM & another WC on ground floor
- outside courtyard area

Other house details:
Recently fitted new carpets throughout entire house (2015); new grouting of bathroom / kitchen tiles, updated HMO fire doors and house is in a good, clean and tidy state with 5 year HMO certified license.

As a landlady, I would like to find people who are easygoing and who will treat my place respectfully, whilst also making it their home.
