A great private basement ensuite room in Southsea PO5.

Basement Room:
The basement room is accessed from the front door, offering privacy. It features a combination sofa/murphy bed (which is fixed in place) and a multi-functional coffee table. The ensuite includes a shower, toilet, and sink with a macerator. Specific cleaning products are required, which we supply. A wardrobe provides storage, and there's a TV that can be kept or swapped out.

Kitchen and Laundry:
The communal kitchen on the ground floor includes all the usual items, electric hob, oven, providing drawer, coffee, microwave toaster and dishwasher. There is a seating area and includes use of kitchen facilities, utensils, and crockery. There is a large double cupboard for the lodger's use and a seperate fridge in the basement. The washing machine and tumble dryer are accessed via a ladder into a basement space at the back of the house.

Household Details:
We are a respectful, low-stress household with children aged around 10, that values the privacy of our lodgers while being open to those who wish to engage in family life. We have a friendly Beagle and a cat.

While the basement is well-insulated, some noise from the kitchen may be heard, this is important to consider if you work nights or require a very quiet environment.

Additional Information:
All utilities are included in the rent, including broadband from Virgin Media.
Residents car permit available.
Financial checks and a DBS are required, conducted by an agency recommended by SpareRoom.
We prefer single applicants without pets but are open to discussions about pets or couples.

Availability:
The basement is available from 10th May 2025, as our current lodger moves out that week. Viewings will be organised around their availability.
