Location
This bright and sunny four bedroom house is in an excellent location - many University buildings are within 10-15 minutes walk, and it is less than 5 minutes walk to the bus stop for a free ride on the University bus. The new Ravelin Sports Complex is nearby so going to the gym is easy, and Gunwharf Quays, with its designer outlets, cinemas, bowling, restaurants and bars are within walking distance. Southsea town centre, including Waitrose, Southsea Library, banks, post office, cafes and shops are also within a mile. The beach and Southsea Common, and other amenities like tennis courts and beach volley ball courts are also easy to get to for recreation in the summer months. Cleveland Road is conveniently located close to local supermarkets – the nearest Co-Op is 3 mins walk, a large Lidl store is 10 mins walk, and Tesco Extra superstore is 15 mins walk.  There are plenty of local restaurants and shops on Elm Grove and Albert Road within easy walking distance. It is also very near to Fratton Station which is a mainline British Rail station with fast trains to London and other UK destinations.

The house
By the main door, there is an entrance hallway that opens into a sitting room with a large sofa and a dining set.  Next to the sitting room is a spacious bedroom with a large sash window. Towards the back of the house is the kitchen, bathroom (with shower over a bath) and side access to the garden.  
On the first floor, there are three more spacious bedrooms, each furnished with a double bed, wardrobe, study desk and chair.  All the rooms are quiet, and the rear bedroom has a lovely view overlooking a park. There is a patio garden behind the house, connected by a secure gate to the park, so there is plenty of greenery and outdoor space to use when the weather is warm, and a safe place to keep bikes. A new fence has recently been installed to ensure security and privacy, to replace the old one that was damaged in a storm.   The house has gas central heating and double glazing throughout. The kitchen is well equipped with appliances including a cooker, extractor fan, oven, fridge freezer, microwave, washing machine and tumble dryer.  The City Council conducted an inspection in April 2024, and granted a 5 year HMO licence. All paperwork and fire safety requirements are up to date. Council Tax Band B (free for students).

The landlord
The house is let and managed directly by the owners, who are accredited members of the NRLA. They are proffesionals living locally and working for the public sector in health and education. They are approachable and communicative, so they are easily contactable and there are no agent's fees. They have enjoyed good relationships with previous tenants, mostly professional sharers or students. They have been improving the house since purchasing it 6 years ago, and in that time they have replaced many appliances including cooker, extractor fan, microwave oven, washing machine and tumble dryer. The owners have access to a team of maintenance personnel including electrician, plumber and maintenance company to ensure that all work is done in a timely and professional manner.

Viewings and Availability
The house will be available from Wednesday, 31st July 2024, and it will be professionally cleaned before the start of the new tenancy.
