This is a double room with sitting area, desk/table, wardrobe & chest of drawers, small fridge, microwave with grill & kettle, tea/coffee tray, 2 windows, full length mirror, Alexa echo dot, TV with DVD player & Amazon firestick to access apps like Netflix, Prime, YouTube etc. also A DAB radio & lamps.
Broadband provided, easy walking distance to retail outlets & Waterlooville shops, private parking space (but no big vans and no cars that leak oil etc. the parking space is for your 1 vehicle only)
Must be happy living with cats, & chickens in the garden, & mindful of their safety.
As bathroom is shared I provide tote boxes so lotions, gels etc. are not kept in the bathroom.
There is also a downstairs WC & hand basin.
With an open plan combined kitchen & sitting room set up, the kitchen half & facilities are shared with cupboard & fridge freezer space kept free for your use
I use the sitting room area & so this bit is not shared but being in the same room as the kitchen some sharing is unavoidable.
Bills are included but if the usage is excessive I will need to pass this cost on, I can take weekly meter readings to keep us aware of our usage & costs but I hope this is an incentive to be economical with energy & water.
I am very sensitive to perfumes/aftershave or other strong smells including strong cooking odours & chemicals too, they can make me quite unwell, so will need to be avoided.
Working shift hours & weekends too I go to sleep quite early so I need someone who is quiet in the evenings.
For a bit of extra space the garden is lovely this time of year but if the weather is poor, there is a comfy swing seat in the shed.
I have family & a partner who visit occasionally but for my comfort & security this room & facilities is for single occupancy so not suitable if you want friends or a partner visiting.
I will have a written agreement just to set things out & to act as a record & receipt of deposit etc.
Tidiness, cleanliness & general careful use of facilities, furniture, machines equipment & heating is important as damages & accidents can be very costly & deposit money will be used to pay for any repairs & will have to be topped up.
If you have lots of stuff, I don't have room to store things (furniture, vehicles, bikes, tools, sports equipment, massive suitcases)
I will need a reference with proof of employment or some way of showing your commitment to pay & be reliable. Payments must be prompt & if in any doubt as to the affordability I am not willing to negotiate on rent or deposit, read & accept the costs before you contact me.
If going on holiday or staying with family or friends even due to some unavoidable crisis I will still need you to pay your rent as agreed.
If you have a job that creates a lot of mess, dirt, dust, oil debris I do not want that in my property or all the additional washing & laundry you will need.
I have tried to set out everything that could be a potential problem based on my past experience as both a landlord & a lodger
