Double Room with Balcony

I am looking to rent a room out in my house, I am a 30 year old professional male who lives alone currently with a small dog and 2 cats.
I have a spacious double room to rent, which is pictured with a sofa in currently, it will be equipped with Double bed and has a balcony based in a large modern and stylish 4 bedroomed house. The house is very well equipped, exclusive access to bathroom and a shower room (if no other guests). There is an open plan lounge, kitchen and diner, also a cinema room and a Hot Tub outside. The house is a 15 minute walk from Hereford city centre and a 10 minute walk from the college/university. I spend quite a lot of evenings away and work full time so any tenant would have a fair amount of privacy and time alone. Any questions, feel free to ask!
