The house is right in Kington town centre, spacious and has character. It has a large back garden which is walled and hence very private, a real sun trap in summer. The garden is full of fruit and nut trees. There is a cat living here too, she is quite shy and well behaved.

The house is no smoking and the room is for a single, working, professional.

This is a relaxed house assuming you are sensitive to sharing and mature in outlook and behaviour. I am very easy going as long as you don't take advantage of it and I enjoy sharing the house. I love the local area and mid Wales; walking, cycling and generally exploring the outdoors.

I will need references from your current landlord and employer. I have a written lodgers agreement which I will give you to look over and sign before moving in.

The house is old, built around 1750. It has central heating and all windows are either double or secondary glazed. It is within 1 minutes walk of all the shops and town facilities.

The room is a good size, about 13' x 13', looking out onto the back garden. It is simply furnished, with a double bed, clothes rail and chest of drawers. It also has a sky cable, connected to the dish but you would need your own TV, sky box plus any contract, card etc.

There is also a shared lounge downstairs.

Free council parking is available within 50 yards, I have been using this car park for over 20 years and never had the slightest problem with my car there.

I am self employed, running management development programmes in group psychology. This means that I am preparing work at home for periods of time and then occasionally away running residential courses.

Kington is a lovely market town on the Welsh Marches about 20 miles from Hereford, 13 from Hay on Wye and 25 from Ludlow. It is old fashioned but with great local facilities and good local food. In the summer it hosts a town festival for a couple of weeks and in autumn a four day walking festival. It also has a great christmas food market which brings in hundreds of visitors and is locally renowned. The walking is fantastic here, with five long distance footpaths coming through the town and great empty countryside within very easy reach, Hergest Ridge comes right down into town.
