Large Double in Spacious 2-bed Flat

I have a large room available in a 2-bedroom "flat" (split over 3 levels) guardianship property at £420 a month plus shared electric bills (council tax + water included in rent). It's in High Barnet, with a bus stop just outside the house and a 10 - 15 minute walk to High Barnet tube - or fairly easy bus ride to East Barnet overground station. Lots of parking also available if needed.

In terms of shared spaces, there's a large kitchen / dining area, a lounge, an officey-type room (actual use undecided, ideas welcome), a shared bathroom, and a downstairs toilet. There's also a balcony with lots of sun and small front garden. I'd be happy to have a video-call meet + flat walk around first if that would be useful.

It's rented unfurnished (with bed available if needed) and I've added appliances (fridge, freezer, cooker, washing machine, etc) - so it'd just be the room that needed furnishing (though new flatmates would be welcome to bring things for the living room) - and ideally we'd split WiFi (though I'm currently using a mobile hotspot which works pretty well).

I'm a very quiet, tidy and chilled professional (analyst, currently wfh), 27 yrs old. I work 9-5, so ideally you'd be someone who's happy with a fairly low-key weeknight vibe. I'm quite sociable (cup of tea / occasional meal etc), but also out and about quite often so pretty independent if that's not your thing :)

It's available now, or to move any time until mid-February. Moving out notice for either party is flexible at 28 days - though Adhoc generally have other similar properties available to move to (and I think this one will be here for a while, based on the type of building - happy to discuss further).
