Double room to rent

Please note that since taking these pictures I've actually replaced the bed with an Ottoman bed frame (that lifts open from the bottom of the bed allowing ample extra storage underneath). In beige, so it matches the room. I will update the photos to show this shortly.

- Washing machine, with built in tumble dryer ideal for the winter

- Balcony with table and chairs, and well maintained field immediately to the back of the flat (that catches the afternoon sun perfectly! BBQ did I hear you say :D???)
- Fast WIFI
- Parking permit available
- Attic space (in case you have a lot of things, or are a secret hoarder)
- Combi boiler, so constant hot water
- Central heating

All bills included in monthly rent. We just each buy cleaning products, toilet roll etc between us as required.

- 5 mins walk to middle of Borehamwood highstreet, Aldi, Lidl, gym, etc
- 8 mins walk to Elstree & Borehamwood station (unless you've high heels)
- 10 mins walk to Tesco Superstore
- 1.6 miles to A1 / 2.4 miles to M1 / 3.7 miles to M25

Living with 2 chatty and smiley guys in their 30's. I'm a paramedic and my main hobbies are exercise (bootcamp, gym, bouldering, Krav Maga) and catching up with friends. My flatmate builds bicycles and likes to get out on his bike as much as he can.

We're both social and chatty and like to go out for food, drinks and bike rides together, as well as catching up at the flat over a takeaway, drinks and/or the TV. But at the same time we like our own space and like to just chill. Neither of us are loud.

My flatmate also has a dog. A little staffy called Skyler that is very cute and friendly. She's never barked or caused a single problem. Even if you aren't a dog person, she is still very easy to have around.

I am a live in landlord, but I don't ever want it to be "my flat" with 'tenants'. I want it to be us all enjoying living here as more like friends. But what this does mean is that if something breaks or goes wrong, as I live here I will be straight on it!!

We are both really genuine, trustworthy and honest, and would like someone the same. We do not lock our rooms, etc and do not want to feel the need to. We'd rather live with people we enjoy living with and trust. As whilst we wouldn't ever normally go in each others rooms without the other person being there, say for example you ever ran out of deodorant or something, then yeah feel free to just pop into my room to use mine. Trust is most important!

No preference between a male or female, or even of an age group. As long as you are trustworthy, like to occasionally be social and are happy with 2 simple flat rules:

- If you make a mess then please clean or tidy up after yourselves. As mum does not live here
- Please respect when others are sleeping

Other than that we're very laid back :)

This room would probably be too small for a couple, but if the room worked for you then we could consider this depending on the dynamics of everyones habits and bathroom use, etc. Only as no one wants to live in a crowded flat. Rent in this case to be discussed.

We are both non-smokers, but if you are happy to smoke on the balcony then this is not a problem.

References are not required. We will just be looking to meet you to get a feel that we'll all enjoy living together.

All bills included in rent stated.
