Respectful, full time-working mature (35yrs +) professional required for this double room for single occupancy. (sorry but i'm unable to take couples or students due to licensing and insurance restrictions)

Im a friendly live in landlady, providing a homely, well maintained and clean 5 bed house of mature professionals, who enjoy a chat in whatever downtime they have. We are aged 35 to 62. All lovely, intelligent people and easy to chat with. My tenants are all respectful of each other and make an effort to look after my place and keep it clean on an ongoing basis. We are careful not to disturb each other when sleeping. We are looking for the same respectful qualities in new house mate.
This lovely, morning sun, double room looks over a pretty, tranquil and well maintained rear garden (nice to relax in at the end of a busy day or on days off)
It has the use of the main shower/bathroom shared with just one super clean tenant. (Other tenants have thier own ensuite bathrooms.)
There is a clean, quality, extremely comfortable double divan mattress (4 draws under) 🛏. With thickly cushioned headboard.
, The wardrobe incorporates two large draws underneath, a bedside table and desk/dressing table,(also both with draws) there is a comfortable chair to rest and work/read from. TV aerial point in corner of room with a signal booster in attic.📺 Thermal black out curtains which help to keep the room cool in summer and warm in winter. Just bring your own bedding linen and your belongings and you are good to go!!
There is a thermostatically controlled radiator in the room to control your own prefered temperature level. There is also a manual trickle vent in the window frame to allow a small amount of fresh air flow even if you are not in, keeping the house secure but your room freshly aired.
Quiet and safe area, well maintained and clean house where everyone respects others space, belongings, cleanliness, privacy, ( covid government guidance where applicable) and others' rest times. All in all it's a calm, peaceful and friendly place to come home to after a long day's work. (One of my
existing lodgers likes it so much, he has now been here over 12 years so that probably tells you something about the house and what kind of place im offering.)
The kitchen is well stocked with every appliance (microwave, griddle, waffle maker etc, etc), cutlery, plates, pots and pans pretty much everything you could possibly need.
2 washing machines, 3 fridges and 2 freezers for 5 adults.
Landlady keeps all paintwork freshly painted and all maintenance and electric and gas certificates are kept up to date. We have fire alarms, emergency lighting and fire extinguishers on the landings throughout and they are tested regularly (not that we have ever needed them, touch wood!!)
All must be involved in well organised rota for cleaning. Cleaning in my home is not optional, it will be part of every tenants contract, and is evenly divided up between 5 of us. (We also pay £5 per month each for cost of things like washing up liquid, bin bags, cling film, foil, eco-friendly (home made) surface and window cleaner etc etc)
As landlady, I maintain the garden to create a nice place to go and relax outside in the summer. We have a bbq for house use. There is plenty of fresh fruit to pick from the garden and veg from 2 allotments, greenhouse and garden tended by landlady. Seasonal fruit 🍎🍐🍊and veg🥕🥒🌽, available throughout the summer months. Second shed for storage in rear garden.
We have Superfast Fibre WiFi with boosters for good signal coverage throughout the house.
Bicycle shed on front drive for up to 2 bicycles. 🚴♀️🚴♂️There are cycle/ foot paths 🚶♀️🚶♂️ from the house into the Hatfield Business park for Ocado, DHL, Arla Foods, Easai, Computer Center, David Lloyd and many more.
Other short routes by bicycle, walking or drive to Tesco or Aldi for local shops and a convenience store and chinese take away 10 minutes if you're a slow walker.
The lounge is small but cosy with comfortable recliner sofas. It contains a single drop down 🛌 bed in a concealed and mirrored wardrobe at the back of the lounge with hanging space and draws. This space is available for occasional guests at the convenience of others in the house. (not available if covid guidance advises otherwise or there are high case numbers)
NB We do isolate in our rooms if we get covid and you would be expected to do the same.
The house is ideally located for Hatfield Business Park employees or if you work in London there is a bus opposite the house for Hatfield Station and Asda on a circular route. St Albans and Luton buses run from Gypsy Moth Avenue, an 10 minute walk from the house.
Friendly live in landlady, enables you to enjoy a well maintained place and any issues get dealt with quickly as soon as reported ( if its something in your room/bathroom). Hence the property has been awarded the top Gold🏅 standard Private Association of Landlords accreditation which is rare in the area, so I'm told. Fully licenced HMO with the local council, with maintained fire alarms and emergency lighting. Gas and electrical certifications all up to date.
We expect everyone to use the gas, water and electricity frugally in order to keep your rent as low as possible. This means turning radiators down if you are out for the day or at work.
We are an eco friendly home with solar panels and use cleaning products that are kind to the environment. We use dish water for use on the garden in the summer months. Large fully equipped kitchen with 2 x fridges, 2 x freezers, 2 washing machines. Tenants are responsible and accountable for taking their turn with a cleaning rota for kitchen duties one week in 5 and doing thier share of recycling each. We use home made eco friendly sprays to clean the house with and to reduce plastic waste. All tenants clean and maintain one other small communal area of the house each as well as own rooms and bathroom. Nb.. We do not employ a cleaner.🧹🧽 and cleaning is not optional it is a part of the contract for all. This works efficiently to provide a lovely place for all tenants to enjoy.
Large boarded attic for some minimal storage is available.
Tranquil, sociable house with lounge, a spacious fully equipped kitchen and well maintained garden.

Also access to local walks🚶♀️🚶♂️ along the St Alban's Way, Brocket Hall estate and the 400 acre Ellenbrook Fields.
