Double bedroom with bathroom

We are a group of 4 students looking for another university student to occupy the last room in this house. It isn't an en-suite, however, you would have your own bathroom found next to the ground floor room we are looking for someone to occupy. We are all healthcare students so we are looking for someone to be considerate while we are on placement and working unsocial hours. There's a shared kitchen and garden, parking can be available subject to paying for a permit.

Tenancy runs from 13/09/2024 - 12/08/2025, will be required to stay for the whole duration of tenancy.
A single payment of £126.80 is required for a deposit/down payment of the first rent which needs to be paid prior to tenancy start date.
Unlimited bills are included in the price stated, but need to be paid monthly, whereas the rent of £550pcm, is due on the following dates:
01/10/24
01/01/25
01/04/25
Broadband is yet to be decided but that will be at a small additional price

This property is managed by Strats Estate Agents, so a guarantor is needed.
