Im a live in landlady offering a lovely, clean, bright and sunny, en-suite double bedroom, in good area of Hatfield Garden Village (with plenty of storage). The room is for respectful, mature over 30 year olds, full time day workers and single occupancy (due to a combination of insurance and the local councils licencing restrictions).

All Bills Included: Council tax, gas, water, electricity, and fast internet. (fair usage applied)

A well maintained, clean, homely, peaceful and friendly, town house🏡. Safe parking on either the drive (for 2 cars) or road parking available, no petmits required . Bicycle storage on front drive.

Expandable double-surface glass desk, with additional sliding shelf for keyboard, suitable for those who occassionally like to work from home. Excellent quality furniture.

The room has an en-suite shower 🚿room with heated towel rail, vanity unit, shaver socket and bathroom cupboard.

Although covid is now part of life,
all tenants are requested to be careful and responsible doing all they can to protect everyone in the house, with hand washing, testing with any symptoms and taking additional measures to avoid spreading any contagious bugs through the house.

Extra guest bed :-
There is also the added benefit of a single drop down🛌 bed in the properties lounge if you need somewhere to accommodate an occassional weekend visitor/guest....at £20 per night (with the ok of all in home, weekends only).

Comfortably Large Kitchen :-
Table and 5 x chairs to eat at in kitchen. So is often a sociable space to have a chat.
Plenty of cupboard space, usually 2 people share one fridge.
Plenty of work surfaces and storage, contains mainly (integrated appliances)
3 x fridges,
1 x freezer,
1 x tumble drier (for bedding only).
2 x (8kg and 9 kg) washing machines,
enabling your domestic chores whenever you want to do them. Exceptionally well equipped clean tidy kitchen should contain everything a cook could need. (Including a cupboard full of recipe books, halogen oven, microwave, slow cooker, bread maker🍞, steamer, waffle maker etc etc) so you can enjoy creating a special meal 🥘 or baking🥮. Most white goods are integrated creating a clean, tidy and homely space to prepare 🍽meals and socialise🍻🥂.

Cleaning:-
Exceptionally clean and well maintained accomodation:-
All current tenants are respectful, really clean and tidy and everyone in the house takes pride in keeping it that way. We have a well organised rota to share responsibility out fairly.
Kitchen duty is one week in 5 and another communal area fortnightly as well as keeping your own room and ensuite clean. The cleaning is part of contract for all tenants. Current tenants and myself all like a clean and tidy house and all are looking for the same from a new tenant in the house. (We do not employ an external cleaner as this had the effect of spaces being left dirty all week for the cleaner to do, which wasnt nice for others especially in the kitchen).
Please, do not consider this property if you cannot contribute towards maintaining a clean house.

Bike security and cycle paths:-
Secure bicycle🚲 shed on front driveway to lock your bicycle away. There are safe bicycle paths from the house straight into the business park, (for workers at Ocado, EE, Easai, David Lloyd Head Office, Postal sorting office, Computer Center and many others) should you wish to cycle to work. For leisure, walking and off road cycling purposes there is the 400 acre Ellenbrook Fields, Brockett Hall Estate. Stanborough Lakes and the St Albans Way near by taking you off road directly into St Albans🚴‍♂️🚴‍♀️🚵‍♂️🚵‍♀️

Bills inc:-
All utility bills and council tax are included in the monthly rent of £850 (We pay an additional £5 per month each for cost 🪙 of things like washing up liquid, bin bags, cling film, foil eco-friendly home made surface and window cleaner etc etc) this should be added to your standing order payment each month.

Maintenance:-
Live in landlady ensures all repairs, painting and decoration are well maintained. Any maintenance needs will be dealt with swiftly. Please report any issues immediately to avoid further damage.

PAL & Safety:-
Fully licensed and Private Association of Landlords accredited gold standard. Full safety certifications, fire alarms and emergency lighting, gas and all electrical goods are PAT tested annually and were passed in April. Testing is carried out annually.

We are all respectful of each other quiet/sleep time, like to chat if we are in the kitchen or lounge together over pour food, occassional glass of wine or just a cup of tea.
There is an EE/TV 📺 in the lounge and fast fibre Broadband/WiFi 📱💻 is available throughout the house assisted by two signal boosters for a good connection.

The lovely tidy garden and landladies' allotments are full of fresh fruit, veg and herbs in season. So there is usually a good selection of fresh organic produce left on the table for you to enjoy🍅🍎🍏🥕🌽🥒🌶 in season. You are welcome to relax, catch some rays or eat out in the garden....bench, table and chairs.

There is a bus stop right across the road with bus route 341 or 361 connections to Hatfield railway station for 25/29 min rail journey to London.
Uno central bus depot is an 8 minute walk for buses to other local towns and for trips including St Albans, Luton, Hertford, Welwyn Garden City. Close to A1M, M11, M1 and M25 for London or North.✅

Shops and other amenities within easy walking distance. 10 mins walk to the local Business park. Bus stop across the green for connection to Hatfield Station to London, larger supermarkets or for faster than walking to Business Park.

Lovely country pubs a short drive or bike ride away including The Crooked Chimney and 3 Horse Shoes, both serve food.. Close to Brocket Hall Estate, Hatfield House. David Lloyd Sports Club also within walking/cycle or short drive. And Gosling sports club towards Welwyn Garden City with Ski Slope⛷, driving range🏌, spa🏊 and tennis courts. Plenty of gyms nearby too. 400 acre Ellenbrook Fields are within walking 🚶‍♂️distance from the house and is great for picnics, walks and bike rides. Short drive to St Albans and Welwyn Garden City for John Lewis and nice independent shopping, food shops are accessible from the house.

Parking 🚘 either on the road (no permit required) or on the driveway.
